Your pools, handled like they're my own.
Commercial pool maintenance across Orlando and central Florida. HOAs, resorts, condos and rental properties, kept clean, balanced and open, by a hands-on owner who actually shows up.
Commercial pool care, two ways.
I work on commercial properties only. Whether that is one clubhouse pool or a resort with a spa, a kiddie pool and two amenity centers, you get the same thing: clean water, honest advice, and someone who treats the job like it matters.
Recurring Commercial Maintenance
The core of what I do. HOAs, condos, resorts, clubhouses and amenity centers around Orlando, kept clean, balanced and open week after week, by the same person every visit.
- Weekly schedules your residents and guests can count on
- Commercial-grade water care and safety
- Pools, spas, spillovers and kiddie pools on one visit
- Filter cleans on schedule, never a surprise invoice
Repairs, Recovery & Equipment
When a property is switching vendors, coming off a storm, or sitting on an equipment pad nobody has touched in years, this is the part that gets it back open. Quoted before any work starts.
- Green pool recovery, usually clear in 3 to 5 days
- Pumps, motors, filters, salt cells, heaters, controllers
- Inspections and full water testing before you switch
- Local and responsive, right here in the Orlando area
Real pools I take care of.
Clean water and clean edges are the whole job. Start with the pool nobody wanted to swim in, then see the rest of the route.
Before
After
Green to clean. Same pool, same corner of the deck, a few days apart. Most central Florida green pools clear in three to five days.
Drag it yourself in the gallery
Crystal-clear water, balanced and ready to swim.
Spa and main pool, both dialed in and spotless.
You build them. I start them up.
I work with pool builders and construction crews to run the startup on brand-new pools: that careful first stretch that takes a freshly finished pool to clean, balanced, and ready to hand over to the owner.
Building more than one? Even better. A single builder can hand me several pools at once, and I'll keep every one of them on schedule.
Startups are short-term, so unlike my weekly cleaning, I'll travel across most of Florida for them. Tampa, Daytona, Jacksonville, Fort Myers, wherever you're building.
Talk startupsWhat a startup covers
- Initial fill and getting the water circulating
- Careful chemistry through the first weeks as new plaster cures
- Equipment startup and checks: pump, filter, heater, automation
- Regular brushing and filter cleans during the cure
- Handed over clean, balanced, and swim-ready
A typical startup runs about 30 days, sometimes just 2 to 3 weeks.
Two kinds of coverage.
My weekly commercial route stays close to home, Orlando and the cities right around it, so your property always has someone nearby. New-pool startups are short-term, so for those I travel across most of Florida.
The questions I get asked every week.
Mostly from property managers and HOA boards. If yours is not here, call or text 407-777-1177 and ask me directly.
Do you service commercial pools, HOAs and resorts?
That is all poolguy PISCINEIRO does. Recurring commercial pool maintenance around Orlando and central Florida for HOAs, condominium associations, resorts, hotels, clubhouses, amenity centers and vacation rental properties, on a consistent weekly schedule with commercial-grade water care and safety.
Do you still take residential pools?
No. poolguy PISCINEIRO is a commercial-only pool service now. The route is built around HOAs, resorts, condominiums and managed rental properties, and around new-pool startups for builders. Single-family homeowner accounts are no longer taken on.
What is included in a commercial service visit?
Skimming the surface, brushing walls, steps and tile line, vacuuming, emptying skimmer and pump baskets, checking the equipment pad, testing the water and balancing the chemistry. Filter cleans happen on schedule as part of the service rather than as a surprise line item on an invoice a board has to explain.
How often do commercial pools need service in central Florida?
Weekly at minimum, year round, and busier properties often need more than one visit a week. Central Florida heat, afternoon storms, pollen and guest load move commercial water chemistry fast, and a pool that sits for two weeks is a pool that closes.
Can you handle a property with several pools?
Yes. Multi-pool properties, spas, spillovers, kiddie pools and separate amenity centers are all handled on the same visit schedule and quoted together as one property.
What areas do you serve?
Weekly commercial service stays close to home so your property always has someone nearby: Orlando, Kissimmee, Winter Park, Lake Nona, St. Cloud, Sanford, Oviedo, Winter Garden, Celebration and Davenport. New-pool startups are short-term work, so those run across most of Florida, including Tampa, Daytona, Jacksonville and Fort Myers.
Do you work with property managers and HOA boards?
Yes, and that is most of the book. Property managers get one person to call instead of a dispatch line, and boards get a service they do not have to chase. The person who quotes the property is the person who shows up to service it.
Can you recover a commercial pool that has gone green?
Yes. Most central Florida green pools clear in three to five days. Pools that went off after a storm, an equipment failure or a gap between vendors get looked at first, because a dead pump or a failed controller has to be sorted before any chemistry will hold.
Do you repair commercial pool equipment?
Yes. Pumps, motors, filters, salt cells, timers, valves, heaters, chemical controllers and automation. Everything is quoted before any work starts, so nothing lands on an invoice that was not agreed to first.
What is a new pool startup and how long does it take?
A startup is the careful first stretch after a pool is built: initial fill, getting the water circulating, close chemistry while the new plaster cures, equipment startup and checks, and regular brushing and filter cleans until the pool is handed over clean, balanced and swim-ready. A typical startup runs about 30 days, sometimes just two to three weeks. A single builder can hand over several pools at once and every one of them stays on schedule.
Do you travel outside Orlando for pool startups?
Yes. Startups are short-term work, so unlike the weekly commercial route they run across most of Florida: Tampa, Daytona, Jacksonville, Fort Myers and wherever else you are building.
Do you speak Portuguese?
Yes. poolguy PISCINEIRO is Brazilian-American and works comfortably in English and Português. Quotes, service notes and questions about the property can all happen in either language. Piscineiro is simply the Portuguese word for pool guy.
How do I get a quote and how fast will you reply?
Call or text 407-777-1177 for the fastest answer, or send the form on this page with the property address and how many bodies of water are on site. Replies come within one business day and usually the same day.
One owner. One standard. Every property.
poolguy PISCINEIRO is Brazilian-American and proud of both. That is the green, yellow, and blue of Brazil and the red, white, and blue of the USA you see in the logo, together, the same way I show up for my customers.
When you hire me, you get me. The person who walks your property and quotes it is the person who services it, so nothing gets lost between a call center and a truck. Property managers get one number to call instead of a dispatch queue.
Owner-operator
The same person on your property every time, not a rotating crew.
